The Wilmington NC real estate market has experienced record growth in the past few years. The strength continues as we transition into the fall of 2006. To the buyers' advantage, we have more homes on the market than we have seen in months. During this normalization buyers can look around and find a home they are really satisfied with rather than working with the home they can manage to get under contract the day one is available for sale.
Although the inventory has increased, prices continue to rise and deals are closing. We are still experiencing appreciation and we expect to continue to do so. There's no bubble in the Wilmington NC real estate market. Houses are being bought and sold regularly. We continue to experience multiple offer sitations as buyers compete for homes. Our company is expected to have its second best year ever, second only to 2005. Coldwell Banker Sea Coast Realty leads the Wilmington NC area market in number of transactions closed. We are the powerhouse real estate company in this area.
Unless they make more waterfront property, we will continue to have a great real estate market. The weather here is great. We experience all four seasons, with very little snow in the winter and only a few very hot days in the summer, Wilmington has it all. This is a great place to live. As the home of UNC-Wilmington, we enjoy and benefit from being a college town at the beach. Wilmington would be just fine without UNCW, it's a great added bonus.
